When buying new construction there is no additional cost to the buyer to work with Florida Buyer Broker to buy a new home or new condominium.

 

Builders do not sell new construction properties to buyers who are not represented by an exclusive buyer broker for less money.  Real estate commissions to cooperating real estate agents are already included in the price of the new properties.  It is important for new construction properties to appraise consistently.  The builder may give incentives to buyers to generate more sales. Those incentives have nothing to do with whether there is a real estate agent or exclusive buyer broker or exclusive buyers agent helping the buyer.

Building a new home is not for the faint of heart.  As of June 2018 many of the builders are running behind because of the lack of workers and slow permitting process.  ALL buyers need to be prepared with ANY builder to spend time after closing, sometimes months, getting the final corrections made to a new home.  Buyers MUST CLOSE on their new home when the builder’s get the “certificate of completion,” and give the buyer the closing date.  Regardless of whether there is a long punch list of cosmetic items and repairs still to be completed by the builder or subcontractors, if the buyers do not close they pay heavy penalties or risk loosing their deposit.  See the reveiw at the bottom of this page.

 

THE BUILDER’S AGENT NEVER REPRESENTS THE BUYER. 

 

All builder contracts say, ** “You cannot rely upon the verbal representations made by their agents or representatives.”  Builders’ new construction contracts may have 70 to 100 or more pages.  Beverly Howe, Florida Buyer Broker, knows what questions to ask when accompanying her buyer clients to the builder or development.  With new construction the buyer does not usually get an opportunity for an attorney review until after they sign the legally binding contract an provide deposit money.  Builder’s contracts are written to, by and for the builder’s best interest and can not be changed, regardless of what an attorney might suggest to a buyer.  An attorney review does not change your legal obligation to purchase the new property or assure you of any return of your deposit once you have signed the contract.  Not understanding what you are signing before you purchase a new property or if an important clause in the contract is overlooked in the explanation by the builders representative,  could be costly to the new home or condo buyer. 

Often,  buyers are is pressured by the builders representative to make their offer on new construction when lot selections are limited, pricing changes are pending or incentives are expiring.  The ability to make a quick purchase decision to buy new construction based upon the high level of trust and market expertise which is offered to Florida Buyer Broker buyer clients can save the buyers thousands!

We want to thank you for all that you did to assist us with the building of our new home in Naples. 

We really appreciated you taking the time to talk to us over the phone and meeting with us. . .Being from out of state, we were pleased that you came prepared with what we should be aware of when buying or building in Naples.  You took the time to really understand what we were looking for and were never in a hurry thru the 3 long days we were looking at optional homes, lots and meetings with a builder.  Availing yourself on-call such as when we needed to meet with the designers as well as when our lot was strategically cleared and helped ease or nerves. 

You warned us building a custom home will require “a strong heart, strong marriage and patience of a saint!” And boy you were 110% correct. The building process was stressful to say the least but we are glad you were there especially during the final phase of the building with your discerning eye.  You kept people on their toes with only our best interest in at heart. Your extensive real estate knowledge and formidable reputation helped us with all the unforeseen issues getting resolved.  You are certainly right to trust but verify and keep all documentations.  You did not stop until we were satisfied with the outcome.  On a personal level, we think you are kind, free-spirited and genuinely good person but feisty if needed.  You make Joe laugh! 

You asked many times during this entire process if it was worth it.  The after build could have been better with the builder & some of their contractors.  But in the end, we do have a little piece of paradise and a beautiful home.
